18 May Another Wishart Home Sold Prior to Auction
The Henry Wong Team® has sold another Wishart family home before it went to auction, leveraging our massive social media influence and large database to get the best price possible for our sellers.
6 Fair Street sits on a quiet street, well located within easy reach of all the major drawcards of Wishart. It’s a solidly built dual-level family home, one with a lot of potential that could also be moved into and enjoyed straight away by the right buyer.
We knew this home would have wide-ranging appeal, but we needed to market it right and put it in front of as many buyers’ eyes as possible. This meant utilising the main real estate portals, but not relying on them completely. Over the years we’ve built up a number of methods to exponentially increase the reach of our listings, and in the spirit of transparency we’re going to take a look at those know.
The Henry Wong Team® Marketing Methods
We’ve been selling Brisbane real estate for a long time now, and the years of experience have taught us how to market efficiently and effectively. On top of that, Henry is a proponent of self-improvement and education. Over the years he has spent tens of thousands of dollars on courses, mentorships and gurus, learning from the best in the real estate industry and in business and marketing.
Some of the marketing measures we undertake for each property we list include:
– Database marketing: We have built an extensive database of contacts up over the years. This includes many buyers who are waiting to make their next investment. Whenever we list a home, these buyers are the first to know. We send out an email to all our database subscribers, giving them the opportunity to express their interest first. This gives our marketing an initial boost of traction, and has resulted in a number of sales over the years before homes have been listed online.
– Social media marketing: We have an extensive following on social media, including over ten thousand followers on Facebook., plus a strong presence on Wechat, Linkedin and Instagram. These are active and engaged followers who we share content with on a daily basis. This means when we put a listing up on social media and our followers engage with it, it reaches their connections who might not even be following us. The potential for exponential reach is massive, and these days we receive many of our enquiries through social media.
– Bilingual marketing: We’ve focused strongly on reaching out to the wealthy Asian market, creating relationships and building alliances with buyers and their friends and families. To reinforce these connections and help create new ones we produce all our marketing material in both English and Chinese. This includes our videos, our brochures and even our website, which has a manually translated Chinese version to accompany the English version.
Our marketing efforts and tactics produce great results no matter what the market is looking like. With 6 Fair Street, we managed to achieve an extremely fast sale, allowing the buyer and seller to move onto the next stage in their lives in no time at all.
After only marketing it for 11 days, the house was sold prior to auction to an interstate investor. We generated 54 enquiries through social media, which were in addition to the enquiries we received through the main real estate portals. These all contributed to 96 inspections over the 11 days, all leading to the accepted offer.
And that offer? Cash. Unconditional. Exactly how a seller likes it, and exactly how this buyer wanted it.
