Mansfield, Queensland is a very popular suburb for home owners and investors alike – and no wonder.

Read on to learn more about the Mansfield property market and why so many owners and renters love to call the 4122 postcode home.

Location, location

Part of the Brisbane City Council, Mansfield is located about 11 kilometres south-east of the Brisbane CBD.

The suburb offers easy access to both the Pacific and Gateway Motorways, providing a doorway straight to the city, Brisbane Airport, Gold Coast and Sunshine Coast as well as popular cultural and dining locations such as South Bank and Sunnybank.

Properties

You’ll find a range of homes in Mansfield, from townhouses and one storey homes, to split-levels and two storeys. According to RP Data, the suburb has almost 3,500 properties. Most are houses.

Many properties in the area are over 30 years old, although there are also a number of modern homes that have been built since the 1990s. You can often pick the age of a Mansfield house based on the location of its kitchen. Older, highset homes in the area tend to feature upstairs kitchens, while more modern two-storey homes will have kitchens downstairs.

Property prices

In 2018, you can expect to find (or sell) houses in Mansfield for anywhere from $500,000 up to a million plus. Townhouses are generally sold for $300,000 to $500,000. Many people buying and selling in the area enjoy capital gains thanks to the suburb’s in-demand nature.

At the time of writing, more than one in three of the properties The Henry Wong Team sells in Mansfield are sold “off market” before they’re even advertised – a clear indicator of just how in-demand the area is!

Shopping

There are many factors that explain Mansfield’s popularity. These include the fact that it’s situated between two of Brisbane’s Westfield shopping centres – Westfield Garden City and Westfield Carindale. Both centres have been recently renovated to offer an enjoyable and modern shopping experience with a number of popular shops and restaurants.

Closer to home, you can take care of all your regular shopping needs with Palmdale Shopping Centre, Wishart Shopping Village, Civic Fair, Wishart Square, Aminya Street Shops, ALDI and Mount Gravatt Plaza, which has both a Coles and Woolworths for your convenience.

Schools

One of Mansfield’s strongest draw cards is its prominent position in the highly sought-after Mansfield State High School catchment area. This high school is extremely popular and is currently ranked #2 on Better Education’s list of Queensland’s best state high schools.

In addition to Mansfield State High School, Mansfield enjoys close proximity to other popular schools including Mansfield State School, Mount Gravatt East State School, Citipointe Christian College (in Carindale), St Catherine’s Catholic Primary School (in Wishart) and Brisbane Adventist College. All these schools are co-educational.
