One of our recent sellers, Julie Nunn from 32 Boyanda Street in Wishart, recently gave us a glowing video testimonial after the successful sale of her home. An Informative Real Estate Relationship

In Julie’s scenario, we appraised her home for her, and this signified the beginning of our professional relationship. The time wasn’t quite right for her to sell, and that was fine. We never put pressure on sellers, believing the right time to sell is when it suits their own personal situation.

We do however keep our sellers updated on the prevailing real estate conditions, so that when they make the decision its well-informed and based on accurate data provided by a team of professionals.

After an appraisal our client will receive newsletter updates, plus the occasional phone call from Henry to see how they’re travelling. We focus on building a relationship of transparency and trust, founded on solid market knowledge and a continual flow of information to sellers. In the ongoing communications with Julie, she couldn’t help but notice Henry’s in-depth knowledge of the Wishart-Mansfield area. When Julie decided it was time to sell, we went to work marketing her home with our stable of progressive marketing actions. These include professional videography, photography, floor plans and copywriting, with all materials provided in English and Chinese to assist with international reach. We also created a 3D virtual tour of her home, which is especially useful in these times when travel can be difficult. With a virtual tour, buyers can view a home in 3D from the comfort of their own homes, really getting a feel for the layout and the style of the property for sale.

Another suggestion we made to Julie was to get her home professionally staged. This is something we recommend on all our properties, as it has very powerful results. Although unsure at first, Julie decided to invest into staging her home. The results spoke for themselves, with Julie calling it “a definite, definite positive as far as promoting the property was concerned.”

Regular Reporting

Our focus on clear communications means we issue regular vendor reports to our sellers, containing a wealth of information. These include breakdowns of all the contact we’ve received in regard to the property, all the social media metrics, any results from building and pest inspections, feedback from buyers and so on. “The information that was forthcoming was tremendous,” said Julie.

Be ‘Bowled Over’ by the Results

“I have to say that I was totally bowled over” says Julie, when speaking of the process and ultimately the results of our efforts in selling her home. There were five offers prior to auction, 21 registered bidders on the day (an almost unheard-of feat), 109 group inspections, 414 views on Instagram and 59 Facebook buyer enquiries.

32 Boyanda Street in Wishart sold at auction after just a 20-day marketing campaign. Julie was extremely happy with the result, as was the buyer, and we’re ecstatic to have helped both parties move on in their lives.
