Wishart Suburb Profile 2018

Wishart Shopping Village

One of south Brisbane’s most popular suburbs, Wishart has plenty to offer prospective home owners and investors.

The suburb is perhaps best known for being in the Mansfield State High School catchment area. Because this sought-after school offers almost no out-of-area enrolments, Wishart is particularly popular for families with school-aged children. Yet that’s only the beginning of what this 4122 suburb has to offer.

Read on to learn why Wishart property is hot property for buyers and sellers alike.

Location, location

Wishart is located in the southern Brisbane City Council “ward” of Macgregor, about 15 kilometres south-east of the Brisbane CBD.

Thanks to its comfortable position in the middle of both the Pacific and Gateway Motorways, the suburb offers easy access straight to the CBD, airport, Gold Coast, Sunshine Coast, Southbank, Sunnybank and Brisbane’s two main sporting stadiums – the “Gabba” and Suncorp Stadium. You can also wind your way east to the bayside via Mount Gravatt Capalaba Road. This convenient location helps to make Wishart a lifestyle suburb like almost no other.

Properties

Properties in Wishart are typical of properties in the surrounding area, with houses, townhouses and units all available. According to RP Data, the suburb includes about 3767 properties – mostly houses.

As an established suburb, Wishart features a number of older brick and weatherboard houses from the 1960s, 70s and 80s. Many of these homes have been updated to some degree or another, with renovated kitchens, pools, electric garages, or other convenient modern fixtures and features. There are also a number of more modern homes built in the last 30 years.

Property prices

If you’re buying or selling in 2018, you can expect to pay (or receive) $500,000 or more for a Wishart house. Houses at the higher end of the market can sell for $1.3 million or more. A ballpark price for townhouses is $300,000 to $500,000. Because Wishart is so popular, people buying or selling in the area generally expect to enjoy capital gains.

Last year, more than one in three of the properties The Henry Wong Team sold in Wishart were soon under contract without ever being advertised. The unabated demand for Wishart properties means we expect to continue to sell many Wishart homes “off market” in 2018 as well.

Schools

Wishart’s prime position in the Mansfield State High School catchment is one of the key factors behind the suburb’s continued popularity. With its #2 ranking on Better Education’s list of Queensland’s best state high schools, it’s hardly surprising so many parents want to live in Wishart to ensure their children get a place in this sought-after school.

The suburb itself is also home to the popular Wishart State School and St Catherine’s Catholic Primary School and is “next door” to Mansfield State School, Brisbane Adventist College (Mansfield) and Citipointe Christian College (Carindale). All these co-educational schools have a fantastic reputation.

Shopping

Brisbane currently has three Westfield shopping centres, and Wishart is basically in the middle of two of them. With easy access to Westfield Garden City and Westfield Carindale, Wishart is any shopper’s dream, especially in the lead-up to Christmas.

Closer to home, Wishart isn’t short of local shopping opportunities, with Wishart Shopping Village, Wishart Square and Civic Fair.

Public transport

For those who prefer public transport, Wishart doesn’t disappoint.

Council buses regularly run through the suburb. You’ll find buses on all the main roads, including Newnham Road, Mount Gravatt Capalaba Road, Ham Road and Wishart Road. These buses will take you to Southbank, the CBD and Westfield Garden City. From there, it’s an easy transfer to buses or trains to make your way to almost every corner of Brisbane and the greater south-east Queensland area.

Local parks & amenities

There are nearly a dozen parks in Wishart, so if an active outdoor lifestyle is important to you, your family or your pets, you’ll be well covered.

Sovereign Gardens Park and Boorabin Picnic Ground both feature basketball courts, while Sovereign Gardens Park and Stackpole Street Dog Park also offer dog off leash areas. Add in numerous playgrounds and barbeque areas, plus the ever-popular Bulimba Creek Bikeway, and it’s clear that Wishart is a suburb to be rivalled when it comes to outdoor public amenities.
