Another weekend, another successful online auction for the Henry Wong Team® of Harcourts Beyond. We’ve kept our flawless record at online auctions in Wishart, having now sold six out of six in the last few weeks. The lockdown has presented challenges that we’ve enjoyed rising to, and we’ve found ways to market and sell homes successfully at great prices for our sellers.
34 Winthrop Street in Wishart is a stunning family home on a decent sized block of land. The owner had lived there for thirty years and was looking to downsize, so this is a well-loved and cared for family home.
We knew that if we marketed this right and got it in front of the right buyer, we’d have success at auction time. It was a case of highlighting the positive aspects of this solid, visually-appealing property. These included a generous floor plan with multiple living areas, attractive gardens with a swimming pool and a convenient location on a cul-de-sac.
Here’s how we made sure this listing reached the right buyers:
- Professional photography, videography and floor plan to illustrate the visual appeal of the home and reinforce the size of the property and its good location;
- We leant on our huge database of international, local and interstate buyers. As with every property we list, we contacted them first to notify them of this property for sale.
- All our marketing material for the property was in both English and Chinese, which not only helps us to reach wealthy Asian buyers but gives us credibility with them too and helps us cross the cultural divide.
- A comprehensive marketing strategy that included all the usual portals such as realestate.com.au, as well as a strong focus on using social media channels, particularly Facebook.
We managed to build up a lot of traction in a relatively short campaign, and on auction day we had 13 registered bidders including one interstate bidder who registered without physically inspecting the home. After some frantic and competitive bidding the property sold to a local buyer, who is intending to move in and make it their own family home.
Success for us means happy buyers and happy sellers, and in this case everyone was able to close the deal with smiles on their faces.
